Property search and negotiation: 1-3 weeks. This includes finding a suitable property, negotiating the price, and signing a preliminary purchase agreement (umowa przedwstępna) with the seller.

Obtaining mortgage approval (if applicable): 2-3 weeks. If you’re financing the purchase with a mortgage, the bank will need to process and approve your loan application. Depending on the lender and your financial situation, this can take several weeks.

Due diligence and legal checks: 1-2 weeks. During this period, your lawyer or notary will conduct due diligence checks on the property, including verifying ownership records, checking for encumbrances or debts, and ensuring all legal requirements are met.

Final contract and transfer of ownership: 1 week. Once everything is in order, you’ll sign the final notarized deed (akt notarialny) to transfer ownership. The notary will also handle the payment of any outstanding taxes and fees.

Registration with land registry: 2 weeks after the transfer, the new ownership must be registered with the local land registry office (Ksiega Wieczysta).
